condo owner • S P R I N G 2 0 1 7 42 development PHOENIX GULF SHORES & PHOENIX ORANGE BEACH Among the first in the recent wave of condo developments to be completed along the Al- abama gulf coast, the Phoenix Gulf Shores is on track to be finished in May, according to Tim Brett, Associate Broker with Brett/Rob- inson Real Estate. As of mid-March, the 80- unit property on West Beach was in the final stage of construction and all of the three- and four-bedroom units had been sold. However, Brett said there may be some resales available at the condo, which will feature an outdoor pool overlooking the gulf, an indoor heated pool and a fitness facility. Another condo project being developed by Brett Robinson, the 114-unit Phoenix Orange Beach, is still in the early stages of construc- tion, with plans to have it completed in about 16 months. Brett said he is anticipating it will open in the summer or fall of 2018. All of the four-bedroom units were sold out in March, but Brett said there are about 20 three-bed- room units left for sale. These 1,770-square- foot condos were selling at about $625,000, a price that Brett said is subject to change. The 21-story Phoenix Orange Beach will include two stories devoted to common area amenities and eight stories will be used as a parking structure. Amenities include a gulf- front pool, lazy river, exercise room, beach walkover and conference rooms. VISTA DEL MAR One of the first of several recent condominium developments to get underway on Florida's Perdido Key, Vista Del Mar will be up and running this summer, according to Michael McNeil, partner and chief operating officer of JGM Development. "We are nearing the completion of con- struction," he said. "Installation of the interior finishes is ongoing, the exterior of the build- ing has been stuccoed and is currently being painted and the underground sanitary and storm water systems are in. Going forward, work will be focused primarily on the lobby level, interior finish and punch out and land- scaping." As of mid-March, there were only three units still available out of the 64 units in the upscale project, which is located next to the Johnson Beach section of the Gulf Islands National Seashore. McNeil said each re- maining residence is 2,041 square feet and features three bedrooms and 3.5 baths. Prices for the remaining units range from $900,000 - $1,195,000. (The project also includes four and five bedrooms and all units have sweeping views of the Gulf of Mexico. As the project nears completion, McNeil said there is a lot of excitement about all the amenities the gated condominium community will offer, including indoor and outdoor pools, storage areas, a kids' play area and a grand lobby entrance. "We are pleased to be the first condominium on Perdido Key with natural gas cooktops in the kitchens and gas grills on the balconies," he added.
